How to Implement Dynamic Pricing for Event-Day Parking
By Park Pesa Insights · 5 min read
A flat parking tariff leaves money on the table during high-demand events and discourages usage during off-peak hours. Dynamic pricing (or yield management) allows parking operators to adjust rates based on real-time capacity and demand. Here is how to implement it effectively.
Step 1: Define Your Baseline and Peak Thresholds
Before fluctuating prices, establish your baseline utilization. If your facility averages 60% occupancy on a normal Tuesday but hits 98% during a nearby stadium event, your "peak threshold" should trigger when occupancy hits 80%. Modern parking systems allow you to program automatic tariff escalations (e.g., moving from $2/hour to a flat $15 event fee) once the 80% capacity mark is breached.
Step 2: Utilize Digital Signage (VMS)
Dynamic pricing fails if the driver only discovers the price hike at the exit gate. You must deploy Variable Message Signs (VMS) at the street entrance. If the system escalates the price, the digital sign must instantly update to read "Event Parking: $15 Flat Rate." This transparency prevents angry disputes at the exit and ensures drivers are entering into a clear contract.
Step 3: Protect Retail Validation
Event pricing shouldn't punish legitimate retail shoppers. Ensure your system's validation workflow supersedes the event tariff. If a driver pays the $15 entry fee but later scans a validation barcode from your anchor supermarket, the system should automatically refund or discount the rate back to the standard shopper tariff.
By linking your fee computer's dynamic rate tables with a cloud-based dashboard, you can automate this entire workflow, maximizing revenue on event days while keeping your core tenants happy.
